Why trade with him anyway? He usually wants a PR3 link in and has only that one PR0 site to give links back from...

Maybe he have only one site? I have two trades with him. pr0 - pr0 and pr1 (but it is sub-domain) - pr0

Maybe he is new in business and I will help him how much I can. (and i can't too much - lol)

He is correct, asked for trade, got answer and putted links up. Very fast.

I am all for helping out newbies even though in 2003 when I got my start nobody helped me for anything. But I also believe in teaching them to fish otherwise you will fish for them for life. So I told him to add more sites so I can stack a trade. But I am not going to give him 3 PR3 links when he has only 1 PR0 site for me to link back from.

I wouldn't accept trade if he ask for pr3 or pr5 (even pr2) link and give me new site for return.. You have right, of course. I just told you what happened in my case ;)
